Business must be for-profit and operate in the U.S. Owner must have reasonable invested equity (10%+ injection) Collateral list: real estate, equipment, inventory (SBA takes all available) Explanation of use of loan proceeds Purchase agreement (if acquiring a business) Equipment appraisals (if financing equipment) Real estate appraisal (if financing property)

Business must show ability to repay from cash flow DSCR typically 1.25x minimum Personal credit score 640+ (minimum; 680+ preferred) No outstanding delinquencies on federal debt (student loans, taxes) No prior SBA loan defaults or charge-offs 10% down payment for business acquisitions (7a) SBA 504: 10% down — 50% bank / 40% SBA / 10% borrower
