SBA 7(a) vs SBA 504 — which is better for buying an owner-occupied commercial building?
My business is currently renting office space and I want to buy the building. A broker mentioned both SBA 7(a) and SBA 504 could work. The building is $1.2M. My business has been profitable for 5 years. What are the main tradeoffs between the two programs for this type of purchase? Specifically around rate, down payment, and whether I need to use the whole building.
